For estate agents in Brighton and Hove
The average home takes 216 days to sell. That's over seven months of bills on an empty house.
Send the vendor our way. We let the house to short-stay guests while it's on the market. You tell us when viewings are, we keep those times free, and the house is empty on completion day. You get £350 once it takes its first booking.

The next seven months can go one of two ways
- A cold house at every viewingNo heating and nobody home. Buyers feel it the moment they walk in.
- Post piling up behind the doorIt tells buyers, and anyone walking past, that nobody lives there.
- Mortgage, council tax and bills every monthFor a house your vendor has already moved out of.

How it works
You send us the vendor
Two minutes on the form below. We call them and explain how it works.
We get it live
Photos, listing, pricing and a lockbox. Live as soon as the home is set up.
You book viewings as normal
Message us the time and we keep it free. A guest will never be booked over a viewing.
Empty for completion
Give us the date. We stop bookings before it, and the house is empty when the buyer gets the keys.
£350 per vendor, paid when their house takes its first booking.
- We don't sell houses, and we never will. We won't value it, we won't pitch your vendor, and we won't go near your instruction.
- Fewer calls asking for a price drop. A vendor who isn't paying out every month is less likely to push you to reduce, or to pull the house off the market.
- Something new to say at the valuation. Their house can earn while it's on the market, and you can set that up for them.

For agents
The small print
- The £350 fee is paid once, per property, when the home takes its first confirmed guest booking with us.
- The vendor must be new to Guestwise. If we're already in touch with them, we'll let you know.
- You must tell your vendor about the fee before they sign up with us. Your professional code and consumer law require it.
- Only share a vendor's details if they've agreed. We use them only to contact the vendor about our service. See our privacy policy.
- We can't take on a home that's under the Renters' Rights Act letting ban. If the vendor took it back from a tenant using the selling or moving-in ground, it can't be let, even as a short let, for a restricted period. See the letting ban explained.
- The scheme currently covers homes in Brighton and Hove. We'll confirm payment details with you by email.
