How much could my home earn?

What do you charge?
From 12% to 20% + VAT per booking. The longer your agreement (month-to-month up to three years), the lower your rate, and full-time hosting costs less than part-time. The usual £150 onboarding fee is waived on full-time packages.
What's included in the fee?
Your listings on Airbnb, Booking.com, Vrbo and more, hourly pricing, guest messages, cleaning and repairs arranged for you, monthly reports and compliance.
Do you furnish homes?
No. Your home needs to be fully furnished before it joins us. Our guest-ready checklist shows exactly what guests expect.
Is there an onboarding fee?
The usual £150 onboarding fee is waived on full-time packages. We also arrange professional photos and fit a lockbox, worth around £250, paid for by us.
What is the Guestwise Guarantee?
For homes we manage in Brighton and Hove, if a short stay (under 7 nights) gets an Airbnb review below 4 stars, or a Booking.com review below 7, we waive our management fee for that booking and carry out a full quality check to fix what went wrong. Some reviews are excluded, such as those caused by issues outside our control. How the guarantee works.
How is a short let different from a long let?
We don't use ASTs or tenancy agreements. Guests stay under a licence for up to 30 days at a time, with a fixed checkout date and a full clean before any rebooking. We keep access to clean, maintain and inspect your property. This is general information, not legal advice. For advice on your own home, speak to a solicitor.
How do you check guests?
Every guest is ID-verified and agrees to the house rules before they arrive. Every booking is at least two nights, and in some circumstances we can block guests with no reviews. See how we prevent parties.
Which cities do you work in?
We're based in Brighton, and cover 17 UK cities through the Houst network, including Bath, Manchester, York and Bristol. See all locations.
Who pays for cleaning and linen?
Your guests pay a cleaning fee for every clean after their stay. You pay for the deep clean, and for any clean not linked to a guest stay, such as after you stay yourself. We arrange fresh, sanitised linen and towels for every short-term booking.
How and when do I get paid?
Short stays pay out within 10 days of your guest checking in. Medium-term stays pay out monthly. Every payout comes with a clear breakdown.
Do you use tenancy agreements?
No. We don't use ASTs or tenancy agreements. Guests stay under a licence for up to 30 days at a time, with a set checkout date.
What are medium-term stays?
Stays of up to 30 days at a time for guests like contractors, hospital staff and people relocating. On medium-term stays, we send you a photo condition report at least every 30 days.
What condition does my home need to be in?
Your home doesn't need to be new, but it does need to be well maintained: no damp or leaks, everything working, safety checks in place and comfortable furnishings. If it's not quite there, our guest-ready guide shows what guests need.
How quickly can my home go live?
As soon as your home is set up. After your onboarding meeting and any repairs, we arrange photos, the lockbox, a deep clean and linen, and your home goes live. A new listing can take a few bookings to start ranking well.
How long until my listing is performing well?
A new listing needs around 12 bookings with an average rating of 4.8 or higher for us to optimise a new listing properly. In summer that can take as little as 6 weeks, and in winter around 12, depending on your home's location, popularity and what makes it stand out. What to expect after launch.
Can I still use my home myself?
Yes. Tell us the dates and we block them. Staying yourself? Book a clean in your dashboard for when you leave, and we clean and fit fresh linen. That clean is charged to you at the standard clean rate.
Can I let my home while I'm away on holiday?
Yes, part-time hosting works well. Before guests arrive, lock your personal belongings away, and have your home professionally deep cleaned by a cleaning company, with an invoice. Guests expect a hotel standard of clean, and a professional clean is the surest way to meet it. Our cleaners then handle every changeover.
How are guests screened?
Every guest is ID-verified and agrees to the house rules before they arrive.
Do I have to meet guests?
No. We handle every check-in.
Who pays for repairs and maintenance?
You do. Your home is your property, so you choose and pay your contractor directly, and we help arrange the work around your bookings. If we ever pay a bill for you, a convenience fee applies and you must pay us back within 7 days. How maintenance works.
What happens in an emergency?
We always try to reach you first. If we can't get a reply within 30 minutes, we can spend up to £300 on emergency work by a reactive maintenance contractor to make your home safe, until your own contractor can take over. You pay us back within 7 days, and a convenience fee applies.
What if a guest breaks something?
We check your property after every stay. If something is damaged, we document it and handle the claim for you through the booking platform.
Is there a limit on how many nights I can let?
Only in London, where letting for stays of under 90 nights in a row for more than 90 nights a year needs planning permission. Edinburgh has its own licensing and planning rules. Everywhere else, there's no cap on nights.
Do I need to register my property?
England is introducing a national short-let register, and we'll handle the registration for you once it's running. In Scotland, every short-let already needs a council licence.
Where do you operate?
We're based in Brighton, where Emily, our own manager, looks after every home. In 16 more UK cities, homes are looked after by local managers from the Houst network.
What does 'Powered by Houst' mean?
Every home we manage runs on Houst's booking and pricing technology, which lists your home across the major booking sites and adjusts prices with demand.
