We meet you at your home

We walk through every room with you and check the condition against our property standards.

You leave with a written fix list: every job that must be done before guests arrive. Guests notice everything, so we tell you straight what they will see.

Always on the fix listDamp, mould, cracks, leaks, heating that doesn't work, and doors or windows that don't lock. Black mould in silicone won't clean out, so the silicone needs replacing.

Safety checks and repairs

Before your home goes live, we need to see these in place:

  • Gas safety certificate from a Gas Safe registered engineer, if your home has gas. HSE says hotels and B&Bs need a gas safety check every year.
  • Electrical safety report (EICR) from a qualified electrician.
  • Carbon monoxide alarm in every room with a gas or solid fuel appliance, such as a boiler or log burner.
  • Working smoke alarms, and the fire safety kit your fire risk assessment calls for. The Home Office explains the fire rules for short lets in its guide for paying-guest accommodation.
  • Everything on your fix list, done and paid for.

Who does what with maintenance

What you provide

The basics only. Sheets and towels come from our linen supplier, washed and pressed, for every stay.

  • Every bed: a duvet, a mattress protector, and 4 pillows per double or 2 per single
  • Cleaning kit: a vacuum with a rotary brush head, a mop, a duster, bleach, glass cleaner, antibacterial spray and descaler
  • Keys: 3 full sets for 1 bedroom, 4 for 2 bedrooms or more
  • Wi-Fi of at least 25 Mbps, spare bulbs and bin bags
  • First guest supplies: toilet roll, toiletries and kitchen basics. After that, our cleaners restock for you.

The deep clean

Your home gets a full deep clean before the first guest. The deep clean takes about twice as long as a normal clean, so we usually send two cleaners. The deep clean is charged to you.

No loose belongings. No exceptions.Your own things and any valuables must be locked away in an owner's cupboard or room, or taken out of the home. We won't book the deep clean until this is done.

A deep clean can't fix stained carpets or sofas. Specialist carpet and upholstery cleaning is separate, and Checkatrade is the place to find it.

Photos

Photos decide whether a guest clicks on your home or scrolls past, so every listing needs professional photos.
