You choose how long you commit. Our month-to-month agreement lets you leave with 30 days' notice. Our one, two and three-year agreements cost less, in return for staying the full term. Here's exactly how each works, before you sign anything.

Can you leave with 30 days' notice?

If you're on our month-to-month agreement and you're not happy, you can give 30 days' notice and leave. No reason needed. You'll still pay our fee on bookings already taken for dates after you leave, because those stays still go ahead.

We're paid by commission, a share of what each booking earns. If your home doesn't earn, we don't get paid. That's why we work so hard to make it earn: you can walk away, so we have to keep earning your business every month.

Why do longer agreements cost less?

Commit for longer and you pay less. Our lowest rate, 12% + VAT, is for full-time hosts on a three-year agreement. Month-to-month is priced higher, up to 20% + VAT. Your exact rate depends on the agreement length and how you host, and we confirm it on your free call.

What happens if you leave a fixed term early?

A fixed term is a promise both ways. We give you a lower rate because we can plan for the long term: investing in your listing, pricing and reviews. If you end a fixed-term agreement early, you pay the average management fee for the rest of the term. That's what we would have earned if you'd stayed.

That's the trade-off: a lower fee, in return for staying the course. If you want the freedom to leave at any time, month-to-month is the right choice.

Which agreement should you choose?

  • Month-to-month suits you if you're trying short lets for the first time, or might sell or move back in soon.
  • A fixed term suits you if you're confident short lets are right for your home and want the lowest fee.

What happens when you leave?

  1. Any bookings already made still go ahead, and we look after those guests until they check out.
  2. We return keys, lockbox codes and smart-lock access.
  3. You get a final statement of everything earned and paid.
  4. Your listing sits on our booking accounts, so the listing and its reviews stay with those accounts when you leave. Listing photos stay with us too, as we arrange and pay for the photoshoot. We'll explain exactly how this works on your call, before you sign.

Can I move from month-to-month to a fixed term later?

Yes. Many owners start month-to-month, see the results, then move to a longer agreement for the lower fee.

Can I still use my home on a fixed term?

Yes. You can block dates for yourself on any agreement. Blocking a lot of nights may affect which rate suits you, so we'll talk it through on your call.

What if I sell during a fixed term?

Tell us as early as possible, and we'll talk through your options before you commit to a sale.

Is there a fee to leave month-to-month?

There's no penalty. Give 30 days' notice. Bookings already made for dates after you leave still go ahead, and our usual fee applies to them.

How are you paid?
