How we stop parties before they start

Music thumping through the wall at 2am. Strangers spilling out onto the street. A neighbour banging on your front door while you lie awake miles away. A party is the picture every owner dreads, so here's exactly how we stop it happening, and what we do if a neighbour ever calls.

Four layers of protection on every booking

No single check stops every party. Together, these make one very unlikely.

1. A two-night minimum stay

Every booking is at least two nights, which makes booking a home just for a one-night party much less likely.

2. Verified guest ID

Every guest verifies their photo ID before they arrive, with a document and selfie check like the ones used by identity services such as Onfido. Nobody books anonymously.

3. Guests with no reviews can be blocked

In some circumstances, we can stop guests with no reviews from booking at all, so the guests who stay have a track record with other hosts.

4. Local managers on the ground

Every home has a local manager nearby. If a neighbour calls our hotline, someone can be at the door, not just on the phone.

If a neighbour calls

Neighbours can call our hotline 24 hours a day, every day except Christmas Day.

Guests being noisy

We remind them of the house rules, ask them to keep the noise down, and explain that they're staying among neighbours who need to sleep.

A party or serious disturbance

We ask the guests to leave, and secure the home.

The booking sites back us up

Airbnb made its ban on parties permanent in 2022. The ban covers disruptive parties and events, along with open-invite gatherings, and guests who break the rules can be removed from Airbnb. Our house rules say the same on every site we list your home on, and every guest agrees to them before they get the door code.

Live next to a home we manage?

If guests are causing a disturbance, call our hotline, any time except Christmas Day, and a local manager will send someone round. You can find our contact details on our contact page.

Common questions

Do you allow parties?

No. Parties and events are banned in every home we manage, and every guest agrees to our house rules before they get the door code.

What is the minimum stay?

Two nights. A two-night minimum makes booking a home just for a one-night party much less likely.

How do you check guests?

Every guest verifies their photo ID with a document and selfie check before they arrive. In some circumstances, we can also block guests with no reviews.

What happens if a neighbour complains?

They call our hotline, and a local manager sends someone to the home. Guests are either reminded to be respectful and polite, or asked to leave and the home is secured.

Is the hotline open all the time?

Yes, 24 hours a day, every day except Christmas Day.
